Our desktop valuation reports provide an option to lenders, where they do not want to use an AVM, but for speed or flexibility they want to utilise our auditor’s expertise. We consider that they work well for low LTV properties, residential property less than £1m or where a lender is reviewing its loan book or moving from a bridge facility to a term facility. Either way, the desktop report is a cost-effective option which give lenders flexibility and speed.
This service allows lenders to check a valuation and highlight areas of concern, general themes and provide confidence the report is suitable for lending purposes. The auditor will confirm Redbook standards, if the methodology and camparables are suitable and comment on the valuation figure.
An enhanced version of a standard audit. This version will include further comparables, separate to the original report. It will also test the valuation figures quoted in more depth.

With qualified auditors with experience in Building Surveying/QS, reviewing both initial and interim report, you can rest assured, that each report is fit for purpose and any issues are highlighted at an early stage. Giving you the lender, more confidence and reassurance the project is viable and on track to complete on time.
This option is used to support valuers and lenders retrospectively. This can be used to review the lenders current valuation panel or help valuation firms with constructive feedback and areas to work on. This is either done monthly or quarterly, and we provide a comprehensive report to help our clients.
